Location
Sitting at the corner of Rio Grande St. and West 22nd Street, Villas on Rio is a short walk to the UT Austin campus.
Centrally located within West Campus, Villas on Rio is also walking distance from local favorites like Plucker’s, Raku, and Cain & Abel’s. It is in close proximity to many other apartments such as Moontower, Torre, and The Nine at Rio, plus various Greek houses like Pi Beta Phi, Kappa Delta, and Delta Gamma.

Villas on Rio wraps in an L-shape around the historic Kenney House, which has been refurbished and now operates as a Starbucks.
Villas on Rio has a mezzanine study lounge overlooking the lobby area and a study lounge with multiple private study rooms equipped with smart technology. Along with an indoor basketball court and fitness center, this property is home to a resort-style spa and wet lounge. Villas on Rio’s rooftop deck features a pool and hot tub, hammock cabana seating, and a fire pit lounge area.

Parking
Villas on Rio has a four-level parking garage underneath the building. Limited parking is available on a first-come, first-served basis at an additional monthly charge. Bike storage is also available onsite.

Villas on Rio offers a variety of floor plans including studios, 1×1, 2×2, 3×3, 4×4, 5x5s and townhomes. The 2x2s and 3x3s have pod-style double occupancy options. There are also 4×4 and 5×5 single occupancy pod-style variations.

Villas on Rio also offers units with mixed occupancy. These would include two 4×4 options that are half pod-style double occupancy and half single occupancy. In these floor plans, the single occupancy half has a choice of a pod-style or traditional layout. As for the townhomes, there are 3×3 and 4×4 floor plans. The 3×3 townhome also has a mixed occupancy variation with two traditional single occupancy rooms and one pod-style double occupancy room.
All units at Villas on Rio come fully furnished. At the time of publication on December 2023, rates for 2024 – 2025 at Villas on Rio range from the $600s to over $1,900 per person, per month, depending on unit type. All rates are subject to change.
